Prestige pre-launch projects in Hyderabad 2026 Update
Several Prestige Group residential projects in Hyderabad are in the pre-launch stage in 2026. These developments are planned in growing residential areas such as Kollur, Rajendra Nagar, Budvel, and Banjara Hills. These areas are seeing more housing demand because roads are improving, new commercial areas are developing, and job hubs are nearby. A pre-launch project is announced before full construction begins. Prices in the pre-launch stage are usually lower than after the official project launch. The upcoming Prestige projects in Hyderabad include large apartment projects, townships, and premium homes. Depending on the project, buyers can choose from 1, 2, 3, and 4 BHK apartments. Some projects also include luxury villas. Most of these projects are still in the planning or early development stage. Possession is planned between 2028 and 2031.
Some of the projects below are in the pre-launch stage, while others are in early phases of development.

Prestige Kollur (Golden Grove) – Tellapur–Kollur
Prestige Kollur, also known as Prestige Golden Grove, is a large upcoming residential project in western Hyderabad. As of 2026, the project is in the pre-launch stage, also called the Expression of Interest (EOI) stage.
The project is located in Velimela–Kollur. It is close to the fast-growing areas of Neopolis and Kokapet.
Prestige Kollur will be built on around 28.7 acres of land. It is planned as a high-rise residential community with multiple apartment towers.
The project is expected to have 25 residential towers. Each tower has up to 52 floors above a multi-level podium. Once the development is complete, the township is expected to include 4,500 to 5,000 apartments. Buyers will be able to choose from 2, 3, and 4 BHK apartments. The apartment sizes may range from about 1,100 sq. ft. to nearly 2,950 sq. ft.
The project's RERA approval is in process, with registration planned for April 2026. The expected possession time for the apartments is between 2030 and 2031.
During the current pre-launch phase, the starting price is expected to be around ₹7,499 to ₹7,799 per sq. ft. These prices may increase once the project officially launches.
Prestige Spring Heights – Rajendra Nagar
Prestige Spring Heights is an upcoming residential project located in Manasa Hills near Budvel in Rajendra Nagar. This area is gradually developing into a residential and commercial hub in South Hyderabad.
One key highlight of the project is its eco-friendly design. About 80% of the land is kept as open space.
The project is built on 10.6 acres and includes four residential towers with up to 35 floors. In total, the community will include 1,656 apartments.
Prestige Spring Heights offers 3 and 4-BHK homes. Apartment sizes start from 1,576 sq. ft. to 3,051 sq. ft.
The project is RERA registered (P02400009416), ensuring transparency for buyers. The expected possession timeline for this project is after March 2030. A 3 BHK apartment in this project starts at ₹1.32 crore.
Prestige Imperial Park – Budvel, Rajendra Nagar
Prestige Imperial Park is a large luxury township project planned near the upcoming Budvel IT hub in Rajendra Nagar.
The project will be built on 71 acres of land. It will be one of the largest Prestige residential developments in Hyderabad.
The master plan includes 14 residential towers, each rising to 41 floors. The township is expected to include more than 4,600 residential units.
Prestige Imperial Park includes 1, 2, 3, and 4 BHK apartments. The sizes range from 752 sq. ft. to 3,431 sq. ft.
The project is in the approval and early development stage. RERA registration is in progress. The expected possession timeline for this development is December 2029. Current estimated prices begin from ₹75 lakh for a 1 BHK apartment.
The Prestige City Hyderabad – Budvel
The Prestige City Hyderabad is the company's main integrated township in the city. The project is located in Budvel near Rajendra Nagar and is being developed across 64 acres of land.
The township includes a mix of high-rise apartment towers and luxury villas. The apartment section includes 14 residential towers that rise up to 41 floors. In total, there are around 4,647 apartments. The villa section, called Bellagio, has 119 luxury villas.
Apartment configurations range from 2, 3, and 4 BHK homes, while the villas offer larger layouts designed for premium living. Some phases of the project are already launched, while other parts are still under development in 2026. Villa possession is scheduled for July 2026, while the apartment towers are planned to be ready by December 2028.
Prestige Rock Cliff – Banjara Hills
Prestige Rock Cliff is a luxury residential project in Green Valley, Banjara Hills. This area is one of Hyderabad's most premium residential locations. The project will be built on 6 acres of land. It will include mid-rise buildings with four floors. The project will have more than 400 luxury apartments. These include 3 and 4 BHK homes. Sizes start from 1,800 sq. ft. The project is in a prime location. Home prices start from ₹6 crore. The project is in the pre-launch stage. It is expected to be completed by 2028.
