Checking Only the Base Price


Many buyers ask only one question first.

“What is the price per sq. ft.?”

That is fine, but it is not enough.

The real cost of an apartment is much more than the base price. You have to check car parking, floor rise charges, clubhouse charges, GST, registration, maintenance deposit, legal fee, corpus fund, and interiors.

A flat may look cheaper in the first meeting. But after adding all these charges, the final amount may not look cheap.

So always ask for the full cost sheet. Do not decide only by looking at the base rate.

Booking Because of One Offer


Builders keep giving offers. Festival offer, launch offer, month-end offer, spot booking offer. Some offers are good. Some are just made to create pressure.

Do not book only because someone says, “This offer is valid only today.”

A good apartment will still be good tomorrow also. Take time. Check the project, location, price, and papers.

If the offer is real, ask them to show it in the cost sheet. If it is only verbal, be careful.

Not Visiting the Location Properly


Many buyers visit the sales office and sample flat, but they do not check the actual location properly.

This is a big mistake.

Go around the project area. Check the roads, traffic, shops, schools, hospitals, public transport, water supply, and nearby development.

Also visit once during peak traffic time. A road that looks empty in the afternoon may be fully packed in the evening.

Not Checking RERA Details


RERA checking is very important, mainly for under-construction apartments.

Before booking, check the RERA number. See if the project name, builder name, land details, approved plan, and possession date are matching.

Do not just accept a number from the sales team. Cross-check it on the official RERA website.

If a project has no clear approval, do not rush. A small discount is not worth taking a legal risk.

Stretching the Budget Too Much


This happens very often.

A buyer plans for one budget. Then the sales person shows a bigger unit. Then the bank says loan is possible. Slowly the buyer goes beyond comfort.

Buying a bigger home is good only if the EMI is manageable.

Do not spend all your savings on down payment. Keep money for interiors, registration, emergency needs, school fees, medical cost, and monthly life.

A home should make life better, not tight every month.

Forgetting the Interior Cost


When you buy an apartment, the price does not end with registration.

You may still need wardrobes, kitchen work, lights, fans, curtains, furniture, appliances, false ceiling, and small changes.

For a normal apartment, interiors can easily take a few lakhs. For a bigger flat, it can go much higher.

So keep this amount in mind before finalising the flat.

Not Checking the Builder’s Old Projects


A new project always looks fresh in ads. But the builder’s old project tells the real story.

Visit one completed project if possible. See the construction quality, lifts, parking, common areas, water supply, seepage issues, and maintenance.

Talk to a few residents if you can. They will tell you things that sales teams will not say.

A trusted builder is important because you are not buying only walls. You are also depending on them for delivery, quality, and handover.

Choosing the Wrong Flat Inside the Project


Even in a good project, some units may not be good.

Some flats may face a busy road. Some may get less sunlight. Some may be too close to the clubhouse, garbage area, STP, transformer, or entry gate.

Check the unit carefully before when u go to booking.

Look at the floor, facing, view, ventilation, privacy, lift distance, and noise. A cheaper unit is not always a better deal.

Ignoring Monthly Maintenance


Many buyers think only about EMI. But after possession, maintenance also starts.

In big gated communities, maintenance can be a good amount every month. It depends on amenities, lifts, security, gardens, clubhouse, pool, and overall project size.

Ask the builder about expected maintenance charges. Also check corpus fund and advance maintenance.

A flat should fit your monthly budget even after EMI and maintenance.

Not Comparing Other Projects


Never book after seeing only one project.

Visit at least 3 or 4 projects in the same area. Compare the final price, carpet area, floor plan, possession date, builder name, amenities, and location.

This gives you better confidence. It also helps in negotiation.

Many times, buyers realise later that another nearby project had better value.

Not Taking Everything in Writing


This is very important.

If the builder gives any discount, waiver, free parking, free modular kitchen, or special payment plan, get it in writing.

Do not depend on verbal promises.

Before paying booking amount, check the cost sheet, booking form, cancellation rule, payment schedule, possession date, and offer details.

Later, written proof is the only thing that helps.
