Who Has to Pay Property Tax?


The flat owner has to pay the property tax.

How Is Apartment Property Tax Calculated in Hyderabad?


GHMC property tax is mainly based on the rental value of the property. It does not mean the flat must be rented out. Even if you stay in your own flat, GHMC uses an estimated rental value for tax calculation.

What Is Plinth Area?


Plinth area means the built-up area of your apartment. It is not always the same as carpet area.

For property tax, the area may include covered spaces like rooms, kitchen, bathrooms, balconies, and other built-up parts. So, do not calculate it only based on usable carpet area.

This is why two flats with same carpet area may not always have same tax.

Suppose your apartment has a plinth area of 1,500 sq. ft. If the monthly rental value is taken as ₹60 per sq. ft., then:

1,500 × ₹60 × 12 = ₹10,80,000

This is the gross annual rental value.

After this, GHMC applies the tax slab, depreciation, and library cess. The final amount will depend on the exact local rental value and the applicable rate.

So, the same 1,500 sq. ft. apartment may have different tax in Miyapur, Kokapet, Gachibowli, Kukatpally, or Narsingi.

Property Tax Slabs for Residential Flats


For residential properties, the tax rate changes based on monthly rental value per sq. ft.

As per commonly listed GHMC residential slabs, properties with monthly rental value up to ₹50 per sq. ft. may be exempt. For higher rental values, the tax rate may move from 17% to 30%.

This is why location matters. A flat in a high-rent area may attract more tax than a similar-size flat in a lower-rent area.

How to Pay Property Tax Online


Paying property tax in Hyderabad is not very hard now. You can use the GHMC online property tax payment option.

You usually need your PTIN number. After entering it, you can see the pending dues and pay online.

Keep the payment receipt safely. It is useful during resale, home loan process, mutation, and legal checking.

If you do not know your PTIN, you can search using property details on the GHMC portal or contact the local GHMC office.

What Buyers Should Check Before Buying an Apartment


Before buying a new or resale apartment in Hyderabad, check property tax details clearly.

Ask for:

  • Latest property tax receipt
  • PTIN number
  • Any pending dues
  • Owner name in tax record
  • Flat number and door number match
  • Mutation status, if resale flat

In resale flats, this is very important. Sometimes the flat is sold, but the property tax record is still in the old owner’s name. You should get it changed after purchase.

Property Tax and Apartment Maintenance Are Different


Many first-time buyers get confused between property tax and maintenance charges.

Apartment maintenance is paid to the society or builder for security, cleaning, lift, water, common area lights, and amenities.

Property tax is paid to the government body.

Both are separate. Paying maintenance does not mean your property tax is paid.
