This Was Not a One-Off Land Deal


Prestige acquired 28 acres in Tellapur in the same buying cycle. It also acquired 37 acres in Pulimamidi. Both sit in the same West Hyderabad growth corridor as Velimela.

What 28.7 Acres Lets a Developer Build

Low density at this scale needs a large site to work. An 11-acre central park needs room. Two clubhouses at 75,000 sq ft each need room. 80% open space needs room too. A 5 to 12-acre site cannot support this layout. Velimela's available scale made it possible.

The Corridor Positioning Behind the Choice


Kokapet and Neopolis reached price saturation by 2026. Rates there now run Rs 11000 to Rs 14000 per sqft. Tellapur and Velimela sit one ORR exit further west. The drive to the Financial District still takes 14 min. Prestige entered this corridor before that saturation fully priced in.

Microsoft, Google, and Amazon campuses sit within the same commute radius. The ICRISAT 3,500 acre green campus borders the site to the west. That buffer cannot be built over by any future development. Prestige combined commute proximity with a permanent green boundary. No competing project can replicate that combination on this corridor.
