West Hyderabad is the main IT and residential zone of Hyderabad which covers Madhapur, HITEC City, Kondapur, Gachibowli and Financial District. It also includes Kokapet, Narsingi, Tellapur, Kollur, Velimela, Miyapur and Patancheru. The area is famous for tech parks, ORR access, gated homes and strong housing demand.
HITEC City, Gachibowli and Financial District form the main job belt. Kokapet and Narsingi are premium housing areas. Tellapur, Kollur and Velimela have many new projects. In 2026, flat rates range from about ₹5,350 per sq. ft. in Patancheru to ₹14,550 per sq. ft. in parts of Financial District.
West Hyderabad is not one locality. It is a common name used for the west side of the city. People use this term while searching for IT hubs, homes, property rates, maps and places to live. It does not have one fixed civic border.
The main job belt starts from Madhapur and HITEC City. It runs through Raidurg, Gachibowli and Financial District. The housing belt then moves towards Kokapet, Narsingi, Tellapur, Kollur and Velimela.

The Hyderabad west map is defined by the NH-65 (Mumbai Highway) to the North and the Outer Ring Road (ORR) arc to the West.
The main IT core is around Madhapur, Raidurg, Gachibowli and Nanakramguda. The premium housing belt is around Kokapet and Narsingi. Tellapur, Kollur and Velimela lie farther west. Miyapur and Patancheru are on the north-west side.

West Hyderabad has well connected roads to reach all areas of the city easily through
The ORR is the main road for Gachibowli, Financial District, Kokapet and Narsingi. It also links Tellapur and Kollur with the airport and IT hubs.
The Blue Line serves Raidurg, HITEC City and Madhapur. The Red Line serves Miyapur and Kukatpally. Outer areas such as Kokapet, Tellapur, Kollur and Patancheru do not have a direct working Metro station.
Metro Phase II has a planned 11.6 km route from Raidurg to Kokapet Neopolis. It also has a planned 13.4 km route from Miyapur to Patancheru. These routes are proposed and are not open yet.
Lingampally is a key rail and MMTS point. It serves Tellapur, Nallagandla, Gopanpally and nearby areas. Hafeezpet and Chandanagar stations serve the Miyapur side.
Airport travel time is not the same for all areas. It can take about 30 to 45 minutes from Gachibowli or Financial District through the ORR. Travel can take longer from Miyapur, Patancheru and the outer housing belt.

West Hyderabad has many schools, hospitals, malls and work hubs. The main options are spread across Gachibowli, Kondapur, Financial District, Nallagandla, Miyapur and Tellapur.
West Hyderabad does not have one common property rate. Prices are high near the main IT hubs. They are lower in many outer growth areas.

Gachibowli, Financial District, Kokapet and Narsingi are premium markets. Tellapur and Nallagandla offer a mix of homes and daily services. Kollur, Velimela and Patancheru often have a lower entry cost.
A ₹530 crore road project was launched for the Miyapur and Allwyn corridor in June 2026. It includes a six-lane flyover and two underpasses. The aim is to reduce traffic near Miyapur, Hafeezpet and Allwyn.
A ₹308 crore road overbridge has been approved near Serilingampally. It is planned to ease travel towards Lingampally, BHEL, Nallagandla and Gachibowli.
The Raidurg–Kokapet Neopolis and Miyapur–Patancheru routes remain part of Metro Phase II. Both are planned routes and should not be shown as working Metro lines.
High prices in Gachibowli and Kokapet are pushing some buyers towards Tellapur, Kollur, Velimela and Patancheru. Buyers now compare price, water supply, road access and RERA before booking.

The new landmark of this corridor, Prestige Golden Grove, is a launched luxury apartment project spanning 28.7 acres at Velimela, near Tellapur and Kollur. It offers 5,120 homes across 10 towers in 2, 3 and 4 BHK formats (1,169–3,013 sq. ft.) from ₹93 Lakhs onwards. The project is about 1.5 km from ORR Exit 2. It is one example of new housing growth in the Tellapur–Kollur–Velimela belt. It should remain a small related section and not become the main focus of the West Hyderabad page.
