Many people in Mumbai, NCR, and Bengaluru looked for homes between July and September 2025, but they did not make a quick decision. They started by visiting one project, then another, speaking with the sales team, and finally comparing everything back at home. The projects that sold quickly were easy to live in as well as visually appealing.

Buyers preferred locations with easy access to public transportation or important roads, as well as proximity to necessities such as schools, hospitals, and shops. They also hired builders who are known for delivering on time and producing quality work. Within each city, historically iconic sections remained pricey, modern planned areas performed well, and expanding corridors improved as offices, metro lines, and highways were built.

Mumbai: A premium project that felt rare

In Mumbai, one project that saw quick demand was Ocean Towers by Prestige Group in Marine Lines. Marine Lines is a well-known area, and many people like it because it feels established and special. Buyers also liked the idea of a sea view. In a city like Mumbai, sea-facing homes in famous neighbourhoods are not easy to find. When something feels rare, people decide faster because they believe they may not get a similar option again soon.

This is why Ocean Towers moved quickly. It was not only about luxury. It was also about the feeling that the location has a limited supply, for many buyers, that mattered as much as the building itself.

Another Mumbai project mentioned in the quarter’s data was Runwal Pinnacle in Mulund, which also showed strong sales. Mulund has been active because it connects well to other parts of the city and works for families who want high-rise living with city access.

NCR: Homes that feel “future-ready”

In NCR, buyers responded strongly to Godrej Nest by Godrej Properties in Noida Sector 150. This area is known for being more open and planned compared to many crowded parts of NCR. What buyers liked most was the mix of green features and smart living features.

A green home is not only “good for nature.” It can also be practical. Many families like the idea of using less electricity and water, because it can help reduce monthly bills over time. Smart features—like better security systems and modern controls—also make the home feel updated and comfortable.

So, in simple words, Godrej Nest sold well because it felt like a home built for today and tomorrow, not just for the present.

In Gurugram, Signature Global did well in the mid-income segment with projects that followed ESG ideas. ESG is a short form, but the meaning is simple: build in a responsible way—think safety, good planning, and care for the environment. Buyers also felt more confident because the company had IFC-backed funding, which made the projects look financially strong and reliable. For many families, that kind of support feels like an extra layer of trust.

Bengaluru: Retail space that filled up fast

Bengaluru’s story included retail. Phoenix Mills saw fast leasing at Marketcity Whitefield, Phase 2. “Leasing” here means shops and brands rent space quickly. This happened because Whitefield has many offices and families, and people often visit malls not only to shop but also to eat, watch movies, and spend time together.

When a mall stays busy, brands notice. If lots of people are walking in every day, stores want to be there. That is why leasing moved fast—brands believed the place would give them good business.

What are the numbers saying?

The quarter’s leaderboard showed quick movement for these projects. Prestige Group’s project had about 85% sold, Godrej’s project had about 78% sold, Signature Global’s projects had around 72% sold, and Runwal’s project had around 70% sold. In Bengaluru, Phoenix Mills leased about 65% of its retail space. These numbers matter because they show speed—how quickly people bought homes or how quickly brands booked shops.

A quick takeaway

In Q3 2025, buyers did not make quick decisions. Most people looked at more than one project and checked the builder’s past work. They also focused on simple things like location and daily comfort. Projects that did well on these points saw faster bookings. That is why these builders stood out—buyers felt the projects were truly worth the price, not just well-advertised.
